In December, I met a family who needed to sell the St. Louis house of a deceased relative. It had been on the market for 6 months with little to no activity and no offers.
After researching the listing, I found that it was well-priced. A visit to the home confirmed that the condition of the home was excellent.
On January 2, I took over the listing. We received an acceptable offer within 10 days. When I presented the offer to the seller, they told me that I had brought more people through the house in 10 days, than the previous agent did in 6 months. And, of course, the offer trumps everything!
Why did my efforts succeed when the other agent’s failed?
Did you know that the typical agent sells less than 6 homes a year? This particular agent sold less than average. The typical agent is going to use only one tool to market your home — the St. Louis Multiple Listing Service (MLS).
They simply can’t afford to do any more! Selling real estate in 2009 is about more than throwing a listing on the MLS. There is a lot of competition out there. I’ve got to make people notice your home. The National Association of Realtors (NAR) tells us that 85% of buyers are using the web as their primary house-searching tool. This says to me that my web presence has to be better than my competitors.
But good web presence costs money. Anyone can have a blog — but can they have a search engine optimized blog? Anyone can build a site — but will it sindicate listings to hundreds of search engines and real estate portals? Anyone can give out information via the web — but can they capture warm leads for follow up?
